BENEFITS TO OWNERS

 

Guaranteed Rent

Each month the Bloomington Housing Authority will pay directly to the owner the difference between the family's share of the rent and the total rent.  The owner retains his private property rights including choice of tenants.  All types of rental housing-single family homes, apartments, duplexes, four-duplexes and mobile homes may qualify for this program.  The units must be located within the county on Monroe.  Annual rent increases are allowed as dictated by the Federal Register and HUD guidelines.

 

 

 

Owner's Responsibilities

A landlord in Section 8 Existing Housing Program is to provide decent, safe and sanitary housing to tenants at a Fair Market Rent level for the type of housing unit available.  The landlord is also expected to provide the services agreed to as part of the lease with the tenant.

 

 

 

UNIT INFORMATION

A unit does not become part of the Section 8 Housing program until a certified family requests to reside in the unit and the unit meets Housing Quality Standards.  A tenant must be certified as eligible for Section 8 Rental Assistance prior to contacting you, the landlord.

 

 

 

TENANT'S RESPONSIBILITIES

  • Payments of their portion of the rent on a timely basis.

  • Maintaining the property in decent, safe and sanitary condition.

  • Giving 60 days prior written notice if they plan to move (after the first year of occupancy)

  • Complying with all approved leased requirements.
